Family run Bed and Breakfast with 3 guest rooms. Kendal is the gateway to the lakes and Balcony House provides an excelent base for north/south exploring. We offer clean comfortable rooms with all the mod coms including TV/DVD Hairdryer, Tea/coffee etc. Prices includes a full English breakfast with all the trimmings or special diets/vegetarian option can be arranged. We have en-suite rooms or private facilities. Off street parking is available directly in front of the house. We also have free use of a local health spa, just a few minutes walk where you can use the gym or relax in the hot tub/steam room and have a swim.

Cancellation policy. We requre 48 hours notification of cancellation otherwise full payment will be requested unless the room is re-let. A booking is a contract and as such we reccommend you take holiday insurance.

Getting There: From the South Junction 36 follow A6 shap and All other routes. After Duke of Cumberland Pub, Balcony House is 2 mins on right. From the North Junction 39 follow sighns for kendal, After Morrisons Supermarket 2 mins on left.
Things to do: Kendal has a wealth of activities from Museums, Art Gallery, cinema, stately homes, golf, ski-slope, leisure centre, climbing wall - the list is endless and of course it is the gateway to the lakes.. Shopping in Kendal is also a must. Evenings in Kendal are also worth a visit with nifgt life and good choice of restaurants/bar food.
